Price is the only lever it has
This is the part worth thinking about carefully. A pricing engine observes that your listing isn't converting the demand it's seeing, and responds with the one instrument available to it: it lowers the price until bookings happen.
That works. You will get bookings. But if the reason you were under-converting was the listing itself — a missing amenity your market rewards, photos that read as dimmer or more dated than the comps a guest is choosing between — then the tool has correctly solved the symptom by making you cheaper. It has no way to distinguish "this listing is priced too high" from "this listing is presenting worse than its comps," because both look identical from the demand side.
The failure mode isn't a broken tool. It's a well-functioning tool finding your equilibrium at a lower rate than necessary.
What HostScore does instead
HostScore looks at what the price is attached to. It compares your amenities and your photos against your real comp set and reports which ones correlate with higher rates specifically where you are — the fixed things worth changing rather than the daily number worth adjusting. Raise the baseline, and the same pricing strategy has more room to work with.
The honest answer
Use both, in that order of dependence. Dynamic pricing is worth running regardless — manually managing rates across a year of demand variation isn't realistic. But it optimizes the listing you have. If you're already running it and the rates it settles on feel persistently lower than comparable places nearby, that's a signal about the listing rather than the pricing strategy, and it's worth checking before you accept the discount as the market's verdict.
